Last week another property showed up on the real estate websites. I have things set up to alert me by email when new properties meeting my search criteria are listed. This new one looked very promising (of course, I've thought that before, twice). Today I drove down there to check it out in person. Based on all my past experiences, I wasn't going to make another bid without visiting the property first.

I found the GPS coordinates of each of the four corners of the property so that if I could even get to it, I could walk the entire property to inspect it.

Success! I could not only drive right up to the property, the roads to it are superhighways compared to the wild west wagon wheel ruts I have experienced so far. These are nice, wide, gravel covered roads maintained by the county.

AND the property is only a half a mile from the highway. Just about all the others were 3 to 8 miles from the highway. To get to the highway from those properties on those roads would have taken almost as much time as it takes to get into town (20 miles), once on the highway. Not fun.

Some properties are just flat dirt lots - no "character" at all. This has a gentle slope to it, so it will be unlikely that it will turn into a lake the next time it rains. I saw a number of dried "rivulet" beds where the water has been draining away after rains.

And there are plenty of trees on the property - maybe too many. This is great for privacy, but I'll most likely have to remove some to set up the driveway and the cabin - hopefully not too many.
